Alder Creek Inspections and Consulting offers the most comprehensive home inspection available.


We start the home inspection at the roof, to evaluate not only the roof surface, but also the chimney, the ventilation systems, the electrical service entrance, plumbing stack, and other systems and components located on the roof.

 

In our home inspection the next step would be to inspect the exterior of the home. We use a macro and micro approach to look at both the big picture and the details.

 

When moving to the next step we take the home inspection inside the home starting at the bottom and working our way up through the home to the attic. We address such things as the structure, the heating and cooling systems, electrical and plumbing systems, interior finishes, the insulation and ventilation, and accessories such as fire places.

 

After the home inspection, the report with our evaluation is communicated through a detailed home inspection report. The inspection report includes descriptions as well as recommendations for improvements to assist you to develop a blue print for the future of your home.

What Ozone Treatment Does

High output Ozone Generators, when using in a "shock treatment" application methods, are effective in addressing the following:

 

Sanitization:

As a gas, ozone is a broad based sanitizer capable of eliminating biological pollutants such as surface bacteria, viruses, and fungi, thus maintaining microbiological control.

 

Deodorization:

Because it is a strong oxidant, ozone will attack unpleasant odours (e.g. from smoke, tobacco, cooking, mildew, musty smells, pet, end etc, etc) at their source, clearing the long chain of molecules responsible for the smells and permanently eliminating the odours.

 

Allergen Elimination:

Dust mites, pollen, and other allergens cannot survive an indoor ozone shock treatment, bringing immediate relief to allergy sufferers.

 

Natural Disasters and Floods:

Ozone has been used to remediate indoor environments impacted by floods, tornadoes, fires and other disasters.

 

Chemical Pollutants:

VOC's such as benzene, formaldehyde, methylene chloride, and many others will be oxidized and destroyed by ozone, one of natures most powerful oxidizing agents.

 
Commercial and Agricultural:

There are many applications for ozone in commercial and agriculture, especially related to odour control and broad based disinfection for disease control. Surface bacteria and other illness causing viruses.

 

Mold Remediation:

Ozone is lethal to moulds, including toxigenic, black mould, etc.

 

 

What Ozone Does Not Do:

The application of OZONE to purify the indoor environment is an effective broad based sanitization strategy, however, it does not:

 

Remove Dead Mould:

Ozone shock treatment will kill any mould; however, the dead mould still must be physically removed, since even dead mould can be allergenic. Additionally the moisture source in the building must be eliminated to prevent the reoccurrence.

 

Create a Pest Barrier:

Ozone shock treatments will drive many insects / pests out of the building; however, there is no residual effect to prevent reoccurrence.

 

Remove Carpet Stains:

Ozone shock treatments will eliminate the chemical and biological pollutants in the carpets; however it will not eliminate the stain.

 
Replace Dry Cleaning:

Ozone shock treatments will sanitize clothing, bedding, and window coverings; however, professional dry cleaning may be required to remove visible residue.

 

Mitigation Radon Issues:

Ozone shock treatments will oxidize radon gas; however, because the gas forms naturally in the soil underneath the property, actual mitigation strategies are required.

Visual Assessment

A Visual Assessment is a non-invasive visual inspection of the structure (inside and out) for mould and conditions associated with indoor mold growth using state-of-the-art, industry specific equipment to detect unusual conditions such as:

  • Abnormal changes in temperature, humidity, and moisture retention in construction materials
  • Potential observed external sources of current and prior water intrusion
  • Potential observed internal sources of current and prior water intrusion

Includes:

  • Field consultation (findings review)
  • Reference report with government or industry recommended guidelines for self-clean up or referral to an appropriate specialist.
  • Documentation and follow up consultation by a trained RespirCare Associate
Mould Sampling Assessment

Conventional Mold Sampling:

The primary purpose of mold sampling is to confirm or rule out the probability that mold is growing or originating indoors. The secondary purpose is to identify and quantify mold spore types and concentrations indoors for potential health risk assessment. There are three conventional mold-sampling methods:

  • Surface sample; involves using either a cotton swab apparatus or direct tape lift to collect mold from a surface for direct microscopic examination and analysis.
  • Bulk sample; involves physically extracting a piece of material from a surface for culturing or direct microscopic examination and analysis.
  • Air sample; involves trapping air in a special cassette specifically designed for direct microscopic examination and analysis.

Your inspector will make sampling recommendations based on observations made in the visual inspection.

 

Includes:

  • All sampling supplies and field documentation
  • All laboratory fees and analytical reports
  • Data interpretation of laboratory reports and documentation of elevated and/or unusual mold conditions according to Health Canada, United States Environmental Protection Agency (USEPA), and American Conference for Governmental Industrial Hygienists (ACGIH) references.
  • Independent analytical review by a highly qualified RespirCare Analytical Data Review Specialist with an appropriate Board Awarded American Council for Accredited Certifications (ACAC) certification.
  • Analytical review includes a reference report with links to the USEPA, Health Canada or IICRC S500 and S520 recommended guidelines for self-clean up or referral to an appropriate specialist.


Project Management

 

Project management is the on-site supervision and progress assessment of your mold remediation job. Most property owners are not familiar with mold remediation processes or the difference between proper and improper protocols.

 

Includes:

  • Pre-work safety check of containment barriers and instructions to your contractors for properly discarding contaminated materials
  • Scheduled spot checks of work in progress
  • Post-remediation visual inspection, moisture assessment, sample collection and laboratory data review

POST-REMEDIATION VERIFICATION

Post-remediation verification is mission-critical in determining the success of a remediation project. Unless certain criteria is met, there is a very high likelihood that mould will return. An independent third-party assessment is your only way to know if that mold is no longer originating from the remediated areas and that all remaining construction materials are dry enough for reconstruction.

  • A visual inspection of the work area(s)
  • Moisture assessment of salvaged materials
  • Air sampling of work area(s) with comparative control

After our weekly meeting on March 8th, in which Tom gave a presentation on Ozone treatment for remedying offensive odours and other issues in the home, I approached Tom. I remarked that the used car I purchased a few weeks ago had the hint of an offensive smoke odour that was masked by air fresheners when I test drove the vehicle. Now, weeks later, I had found the lingering odour distasteful and wondered if ozone treatment might be the solution. The Febreze air freshener, after all, just gave me a headache.

 

When inquiring about which size of ozone treatment machine might be used to treat a vehicle, Tom mentioned that the piece of equipment he had brought to our meeting that day was the ideal size. When I asked if Tom had time to treat my vehicle there and then, he heartily agreed.

 

So, you may have seen my vehicle backed up to the rear of the building with an electrical cord hanging out of the tailgate. That was my vehicle being treated with ozone, removing all odour, and leaving a clean, Spring-like freshness. Tom made sure to have me run the vehicle for 15 minutes at the end of the 45 minute treatment to make sure the entire heating and cooling ductwork was treated as well.
